Dear Prospective Tenant(s):
For your convenience, we have prepared this checklist to assist you with our rental process and rental policies.
STEP 1: VIEW APARTMENT
Decide if the apartment suits your needs.
Ø Bobson Realty will not rent an apartment to anyone without them physically viewing the apartment unit 1st.
STEP 2: COMPLETE RENTAL APPLICATION(s).
All undergraduate student applicants require a co-signer.
All applicantsMust have positive identification (valid driver's license, passport, etc).

Ø A deposit equal to one months rentMust accompany the application(s). This deposit must be in cleared funds, (money order, bank
check, brokers check, cash or credit card).
STEP 3: APPROVAL PROCESS
Bobson Realty will review your credit report and verify your employment and your present & former landlord references.
Ø This may take up to 5 business days after receiving a completed application packet from all the prospective tenant(s) applying for the apt.
STEP 4: LEASE SIGNING
Once you are approved for the apartment you must set up a lease signing.
The lease must be signed within 14 days and all prospective tenants/roommates must sign the original lease.
STEP 5: PAYMENTS
The following payments are due a minimum of 30 days prior to the lease commencement date:
NOTE: The initial deposit will be applied to the Last Months Rent.
First month's rent
Security Deposit*: equal to one months rent (if applicable*).
Key Deposit: $50.00 per set.
STEP 6: Contact Bobson Realty toMake sure everything is complete.
NOTE: We will not release keys to anyone if any of the above steps have not been completed. All monies and forms must be completed by specified dates in order to secure the apartment. IF YOU ARE UNABLE TO MEET THE SPECIFIED DEADLINES YOU MUST CONTACT THE OFFICE.
*SECURITY DEPOSITS: All applicants with out of state co-signors and all international students will be required to pay a security deposit.
PET POLICY: NO DOGS!!!!
