The difference here is the marketing of the project is done by the builder so there is a ready market that is made available to the sole selling agent. However the builder would give a time frame to sell all the homes and there would be a regressive amount of commission that can be earned by the sole selling agent i.e. if the homes are sold within the agreed time he will get the full agreed commission but if the sale goes beyond the agreed time, the amount of commission would decrease progressively. Thus if we compare a real estate agent to a sole selling agent the main difference is the initial capital required as the sole selling agent will have to deposit a certain amount to the builder as a retention money, where as there is no such requirement for a real estate agent.
